  • How much are the Site Fees?

Site fees for 2010/11 are £3040 ( Inc Water, Rates & VAT) this will be calculated pro rata on the day of purchase, eg 1st August is 6 months through the year = 50% reduction. Site fees are due in March each year.

  • When are we allowed to use our caravan holiday home?

The caravan park is open from the 1st of March to the 14th January

  • What facilities are on park?

We have a large family club house, a launderette, takeaway and shop. We also have a play area for the children with swings and play equipment.

  • When do we have to pay our fees?

Site fees are payable before the 1st of March each year. We send out notification in November and offer a discount if the fees are paid in full before 1 st February.

  • What other costs are involved?

The site fee includes VAT, water and rates. All caravans must be insured. Electricity is metered and billed annually. Gas is sold the bottle. We offer a winter drain down service if you do not wish to do it yourself.

  • What does the purchase price of the caravan holiday home include?

If the caravan is a private sale then all fixtures and fittings come with the caravan and other items such as microwave and fridge are negotiable at the time of purchase (or may be included).

If the caravan belongs to us all items listed below are included in the overall cost which makes sure it is safe and ready to use for your first holiday.

  • Is finance available?

Yes, we are able to offer a competitive rate to finance the purchase of your holiday home.

  • Can I sublet my static caravan?

Strictly no. We do not allow any form of letting or subletting.

  • What about Friends and Family?

Yes, you are permitted to allow friends and family to use your caravan, provided they adhere to park rules.

  • Do you allow pets?

Small Pets that do not make a noise or disturb other owners are permitted with the permission of the office. Dogs are allowed with approval but only on one section of the park. They must be kept on a lead at all times, all dogs mess must be cleared and walked in the designated area.

  • What about GAS Safety?

All caravans when sold are tested for gas safety and all appliances will be working and safe. It is also a condition of the site licence that all caravans are gas tested by a registered engineer annually.

  • How long can my static caravan holiday home stay on the park?

We do not have an age limit for caravans. We do reserve the right after the caravan is 20 years old not to allow it to be sold on the park. This will depend on the condition of the caravan and the condition of the internal appliances.

  • What do I do if I want to sell my caravan or upgrade in the future?

All sales on the park are handled through the office and a charge of 15% is payable on the sale price. If you are purchasing one of our caravans and selling your existing caravan, we will only make an administrative charge of £50. All caravans are gas tested when sold and the vendor pays the cost of this and any remedial work required.

  • Can I have my own caravan sited at The Firs?

Our plots are filling up fast and this, unfortunately, means that you must purchase your static caravan from us.

  • Do I need insurance?

You are required to insure your caravan. We do not sell insurance so you are advised to shop around for a competitive quote. Insurance is mandatory and we require a copy of your current certificate annually.

  • What are the rules on the park?

A copy of the rules will be given to you prior to the purchase of your caravan and form part of the licence agreement. All are common sense rules, which exist for your benefit and enjoyment.

  • What if I break the rules?

We give people every opportunity to remedy minor breaches of the rules. We do not tolerate bad language, violence or threats of violence.

  • Can I use my static caravan during the winter?

You may visit the park during the closed season but you are not allowed to stay overnight. The electricity on the park will be left on to enable you to leave a small heater on in the caravan to help prevent frost damage but unfortunately the water may be turned off for maintenance.

  • Can I have decking, patios, or a shed?

Yes although you must seek approval and guidance from the office to make sure that you are complying with fire regulations. Storage boxes are allowed but wooden sheds are not permitted. A distance of at least 3.5m must be kept clear from decking and the neighbouring caravan.

  • May I have a washing machine?

Sorry we do not allow washing machines on park due to noise and water usage. We do however have a laundrette available on site.

  • Where do I park my car?

We have two large car parks for owners to park in and you will be issued with two swipe cards to gain access. There are several trolleys that may be used to transport your belongings from your car to your caravan. This makes the park car free and a safe environment for children to play. We do on occasion allow owners to drive on site to unload or load large items at the beginning and end of the season. New customers are permitted to drive on to the park to take belongings to their new holiday home.
